First Off, What Exactly is This Summit?
So you have probably seen the extra security and the nice flags around town. That is because the African leaders are in town. But what is this meeting really about?
Back in 1963, a group of 32 African countries got together right here in Addis Ababa. They wanted to stand up against colonialism and say enough is enough. That meeting gave birth to what was then called the Organization of African Unity. Over the years, it grew. In 2002, it turned into the African Union we know today, with all 55 countries now part of it.
The focus shifted too. Instead of just fighting for freedom, they started talking about building a stronger Africa. Better trade, more peace, working together. And through all those changes, Addis Ababa stayed the headquarters. That is why people call us the diplomatic capital. It is not just a fancy title. It actually means something for those of us living and working here.
Right now, we are hosting the 39th summit. Leaders from all over the continent are flying in. And honestly, I pay attention to these things because they always shake up the property market one way or another.
Have You Noticed How Nice the City Looks?
Walk around lately and you will see what we mean. The roads are smoother in a lot of places. The river sides that used to be messy are now actual spots where you can take a walk. New hotels are popping up everywhere.
So What Does This Mean for Property Owners?
A lot actually.
First off, when leaders and their teams come here, they see the city at its best. Some of them end up sending people to work here later. Embassies expand. NGOs set up offices. International companies send staff. And all those people need somewhere to live.
That means steady demand for rentals. If you own a decent two or three bedroom place in a good spot, you will never struggle to find a tenant. The rent money comes in consistently because these organizations pay well and sign proper contracts.
It also pushes prices up over time. Not overnight, but steadily. Areas that get attention during these summits tend to hold their value better.
Where Should You Be Looking Right Now?
If you are thinking of buying, here is what we are seeing on the ground.
Bole and the Old Airport area are still the safest bets. You pay more to get in, but you sleep easy knowing your money is solid. Everything is close by. Shops, restaurants, the airport. It is always in demand.
But the eastern side is where things are moving fast. Places like CMC, Summit, Ayat, and Goro. The roads out there have improved a lot. New offices and businesses are opening. Prices are climbing quicker than other parts of town. If you want to get in before it gets too expensive, that corridor is worth a serious look.
And do not sleep on Kazanchis. Being right next to the ECA headquarters means diplomats and international workers are always hunting for apartments there. It is basically a landlord’s dream location.
A Couple Things to Keep in Mind
Look, our market is not like Dubai or London. You cannot buy a place and flip it for profit six months later. That is not how it works here.
You have to think long term. Five years. Ten years. That is when you really see the money grow.
Also, understand how things work here. Land is leasehold, not freehold. And if you are bringing money from outside the country, the rules are strict. Do not try to figure it out alone. Talk to someone local who has been doing this for years.
The good news is, we have a massive housing shortage. The city needs hundreds of thousands of new homes every year, and we are barely building a fraction of that. So if you own something decent, it will always be valuable. Simple as that.
Wrapping It Up
The summit this week is not just political talk. It is a sign that Addis Ababa matters on the world stage. The new roads, the cleaned up parks, the hotels going up everywhere. It all makes our city more attractive.
And when a city becomes more attractive, property follows.
Whether you are looking for a place to raise your family in Summit, an apartment in Bole to rent out, or something near the AU headquarters for the diplomatic crowd, now is a good time to be looking.
